Doom and Gloom! Financial Market Collapse! Banks Are Closing! Unemployment Is Skyrocketing!

But not here in Charlottesville, Virginia.
Sure, things have slowed, prices have corrected, market times have increased, but really, because of the vitality of our major employers in town, The University of Virginia, Sperry Marine, State Farm, NGIC, and The University Medical Facility, Charlottesville hasn't felt any terrible pains like the rest of the country--we're insulated and strengthened by steady employment.
Here are December's numbers from this year followed by the same data from last year at this time:

This shows average market times increased form 91 to 122 days, as expected. And number of listings added to inventory was higher this December.
The curious entry is average price which increased this year from $267,185 in 2007 to $471,952 this year. And average price per square foot increased, as well, from $152 in 2007 up to $176 this year.
This increase is due to many million dollar homes being sold this month.
So, we keep pluggin' away here in Central Virginia, despite all the media fueling the call to Doom and Gloom. Life in Charlottesville is beautiful.
