Obtaining top dollar when you go to sell your GA commercial real estate property can be a daunting process.

From many of my sellers that are priced correctly I am seeing a common mistake occuring in the GA commercial real estate area. Often times I get calls from buyers interested in seeing some of my GA commercial real estate listings for sale. The buyers like the listing price and inquire for more information on the property. What usually happens next is where we hit  a snag in the commercial buying and selling process.

Many larger corporate clients keep great records but the average GA commercial real estate seller keeps average records at best. Usually I have a request by the buyers for as detailed records as possible (copies of leases,capital improvements,rent rolls,taxes,etc.)  What I usually get in return from the sellers is spotty at best.

Having incomplete records causes many problems getting a contract and getting to closing.

The 3 main problems are longer due diligence times,lower purchase price,and non-belief to take the sellers word for it that the numbers are correct.

1.Keep meticulous records. The better the records are the less chance a buyer has of questioning your asking price.

2.Keep the property maintained in excellent condition. This will help keep rents up with your tenants and also keep vandalism away. This will also help your GA commercial real estate property sell for top dollar as the buyer  will not ask for  a reduction on the property because of deferred maintenance and other associated risks.

3.Have a GA commercial broker who gives you maximum exposure through marketing your property by (e-mail,phone calls,buyer lists,blogging,social networking,videos,bookmarking,and more! )
