3.  Do you know what to look for in a home if you are using an FHA or VA loan to purchase.  Even a conventional loan might have some limitations.

4.  Do you know the neighborhood values to know if you are getting a good deal on a home? 

These are all things a good local real estate agent should be able to help you.
