Here are the 3 most common mistakes Charlottesville Virginia Investors Make when Buying Foreclosures, by Investing Expert Fulton W. Gaylord

Real estate investors have found that foreclosures can sometimes be extremely profitable. Although that's a fact, they are not safe investments as you can make lose much money. In this article, we'll go 3 of the most common pitfalls Charlottesville Virginia investors make, this way you can avoid the mistakes in the event you decide to invest in foreclosures

The first mistake is to believe that all foreclosures make good investments - that just isn't true. Remember, homes that have gone through foreclosure often have serious condition problems. Banks and the government are often willing to provide major discounts on the property's price, for that reason. Even with the considerations in mind, the property may not be an ideal investment.

Not all investors believe foreclosed homes are bargains. Experienced investors know that just like anything else, finding a good foreclosure property takes time, expertise and research.

We've heard of people making millions by buying fixer uppers and then flipping them. While this can be a very profitable model, it also has its pitfalls.

The biggest pitfall is beginning investors who jump in to the fixer market without the expertise to back it up. How much you can sell the property for and then work your way backwards to what the selling price must be in order to be profitable, then you're not ready for a fixer upper, unless you can predict how much your repairs will cost.

While fixers are viable solutions for making profitable deals, several other equally profitable ideas exist that don't require the level of expertise involved with a fixer deal. Investors who are just starting out should stick to these kinds of deals.

You need to research if you want to be profitable. You must know how much your property can sell for in the market. You should know what the trends in the area are, including community projects, new buildings that are being built, crime rates, etc.

Also, don't forget to have your home inspected. Before you bid on any properties at an auction, make sure you've actually been inside all the homes you're looking to bid on.

Here are three common mistakes. Charlottesville Virginia investors tend to fall into. If you want to be one step ahead of beginners, make sure to avoid these problems. Charlottesville Virginia
