Does technology, internet, social media help sell homes in Greeley Colorado? By Marc Oster RE/MAX Agent

The subject of this blog asks a question of the real estate market in Greeley Colorado that wasn't even really thought about when I got my real estate license.  That wasn't even that long ago in the year 2000.  The internet was around it just wasn't that big of a deal.  At that time I only knew of one agent that had a website.  He is now the managing broker at the company I work for. 

The main thing of course that sells a property is the price.  You could do the best advertising, networking, selling of a home that is over priced and it still won't sell. 

But let's focus on technology.  You right now are taking part in one of the newest part of real estate marketing.  How is that you may ask?  Well you are reading this blog about real estate.  3 years ago no one blogged.  I think I might be the only agent in my office that blogs.   Maybe even one of the few agents in all of Weld County that blogs.

What are blogs good for.  Well to be honest they are good about marketing my real estate services.  But when I have a new property to sell I blog about it.  Not just in one place either.  Several places.  In these blogs about a property I usually put a live action video tour of the property and a couple pictures.  Also in my property blogs are links pointing back to a single website devoted to that property.  This blogging in turn boosts that properties presense on the internet.  Most times you can find my listings on the first search page of Google if one searches for features or location of that property.  This is a relatively new concept in marketing properties also.

Sure there is the multiple listing service.  It still is the number one way to sell homes.  That has been around for awhile now.  It used to be just a book that you thumbed through when looking for homes.   Now it is totally internet based.  At least ours in Northern Colorado is.  That happened in about 2001 or 2002.  Most agents even if they know nothing about the internet, don't do e-mail do some sort of internet marketing through the MLS.  The MLS pushes a home for sale to thousands of different sites.  Like Remax.com and Realtor.com for example.  So even the most untechnical agent can do a tiny bit of internet marketing.  Sadly though those agents usually only post one picture or no picture of the home they try to sell and it never gets looked at online or by any other agent. 

Take a look at this video to see how technology has helped agents market properties.  At least RE/MAX agents anyways.  There are some terms you probably won't understand if you aren't in the industry.  the ATODS and other things mentioned are online training classes for RE/MAX Agents.

 

 

By watching that video you can see how the real estate world has changed.  More change is even to come. 

So make sure the next time you need to buy or sell real estate you find your self an agent that is current with technology.
