Fairfax Virginia Real Estate – Traffic Picking Up

 

 

 

Inventory remains stable, as buyers absorb foreclosures.   Low prices are being accepted on foreclosures and lower rates are making these prices look even more attractive. Continued demand for foreclosures helped keep inventories in check again in January. Stable inventory levels are a good first step in recovery.   

The good news is that the demand picture looks better than some think.  There are a lot of buyers waiting on the sidelines. The drop in prices making first time homebuyers able to afford to purchase instead of rent.  The serious buyers are out looking and making offers.

Traffic picks up, Buyer traffic increased again in January.  Following the trend from last month, more buyers were looking and considering a purchase.   Traffic is good, however, strict underwriting criteria is an issue. Buyers are interested, but complain they do not have the down payment.  Buyers remained price sensitive and are finding foreclosures attractive.
