The City of Fremont has a little know program that may benefit many homeowners. It's the Neighborhood Home Improvements Program (NHIP).  Fremont's program (NHIP) offers low interest loans and grants to income eligible households in Fremont to help facilitate essential repairs and home improvements. The City of Fremont is geared towards building better neighborhoods one single family residence at a time -- starting with yours!

If your home needs improvement, this may be a program that will work for you. It provides low interest and deferred loans and grants through Fremont to get you off to the right start. You may be qualified to take advantage of the following loans in the NHIP:

  • Home Improvement Loan
  • Incentive Grant* (Subject to approval. Must take out a loan, to be considered for grant. Property must be in a Redevelopment Project Area. Use it to landscape your front yard!)
  • Exterior Paint and Energy-Efficiency & Accessibility Grant. (Subject to approval. Must take out a loan, to be considered for a grant)
  • Emergency / Minor Repair Grant (Subject to availability of funds)
  • Home Access Grant (For homes with disabled occupants. Subject to availability of funds)

Fremont Home Improvements Eligible:

  • Replacement of roof;
  • Repair or replacement of damaged or shifting foundations;
  • Repair or replacement of deficient plumbing, electrical, and heating systems;
  • Earthquake reinforcement or retrofitting;
  • Landscaping / Fence repair;
  • Home interior and exterior painting.

Loans:

Loan amount: up to $60,000.
Interest rate: Simple Interest at 3%
Term: 30 years
Loan Repayment: Deferred or amortized payments

Incentive Grants:

There are also Grants (up to $3,000) available for façade, energy-efficiency, and accessibility improvements. Homes must meet basic health and safety codes before grant funds can be used.

1.      Get an application. You can have one mailed to you.

2.      Fill out an application. It is simple and easy to read.

3.      Create your "wish list". A Construction Specialist will visit your home to help you develop a list.

4.      Hire a contractor. City of Fremont will bid out the project, but you make the final contractor selection.

5.      Make the improvements. Enjoy your "New Home"....
