Five Essential Ingredients to Sell your home!

There are five essential ingredients that comprise a formula to sell any home for the highest possible price in teh shortest possible time. If these five ingredients are perfectly combined, you will have a successful sale.

If only one ingredient is left out of the formula, or is out proportion to the others, your home will take longer to sell and will, quite possibly COST YOU MONEY!

While many recognize these essential ingredients, many don't see how they fit together as the formula that sells houses. So let's look at each one.

LOCATION

The pricing of your home must reflect its location. The better the location, the higher teh acceptable price. School districts, high or low traffic, and highway accessibility all need to be considered. We cannot control the location, but we can say this. A lot of people dream of retiring to Florida, which makes our location special. Another great feature is that we are so close to the water and all that it provides.

 

CONDITION

The pricing of your home must accurately reflect its condition. The general upkeep and presentation of your home is critical to obtaining the highest value for your home. The nature of the roof, plumbing, carpets, and paint all relate to condition. You might want to consider having your home inspected by a professional inspector, and then completing all of the items that may be found. The report, and the repairs, can then be shown to the prospective buyer to show you home is move in ready. There is a basic rule for those choosing not to have the inspection and that is: If we can smell it...we can't sell it!

 

MARKET

We all know we are in a tough market, with recession, inflation, interest rates, mortgage availability, competition, and the general public perception of the general economy. It may be a buyer's market or a seller's market, depending on what is being sold and at what price it is offered. The pricing of your home must reflect the current nature of the market because we cannot influence the market. We can, however, take advantage of the market.

 

TERMS

The more financing terms and options you accept, the more potential buyers there will be for your property. The pricing of your your home must reflect the terms available. The easier the terms, the more valuable your property becomes. In a market where mortgages are getting harder to get every day, your home has a higher value if there is an option for owner financing, or a lease purchase option. The easier you make it for some one to buy your home, the quicker there will be a sale.

 

PRICE

is the the #1 most important factor in the sale of your home.

The consequences of making the wrong decision here are painful. If you price your home too low, you will literally give away thousands of dollars that could have been in your pocket.

Price it too high and your home will sit unsold for months, as it develops the reputation of a problem property. People think, "No one has bought this, there must be something wrong!"

Failure to understand market conditions and properly pricing your home can cost you thousands of dollars and cause your home not to sell, which fouls up all the plans you have made. Setting the proper price for your home is the single biggest factor that will determine the success or failure of your home.
