Missing mortgage payments can be an embarrasing thing to talk about, but the alternative is worse.  I received a call from a homeowner this week who is 10 months behind on their mortgage.  Thye have a foreclosure sale date of just a week away!  They asked me if I can help, and I am going to try, but this wil be a very uphil battle with a smal chance of success.  At this point, the lender is not excited about delaying the foreclosure unless they have a solid offer on the property in the next day or two.

If the seller had contacted me 6 onths ago, we would have had time to sel the house as a short sale and probably eliminate the possibility of a foreclosure.  As it stands, the homeowner will probably end up with a foreclsure on their credit, a much worse hit than a short sale.

The moral of this story is that if you or someone you now is behind on their mortgage payents or even at risk of falling behind, please seek help right away.  There is no cost to talk , and there are many alternatives to foreclosure that can be explored if there is time.
