Fremont Ca Real Estate Tips - Closing on Your Fremont Home
Closing on Your Fremont Home Purchase is Scheduled
What Must You Bring?
Hey, you've made it this far. Congratulations!
You made your decision based on your research on Fremont homes and now you're heading to Chicago Title to sign a stack of papers and get this home bought!
At this point, you don't want to be the cause of any needless delays, so you want to be organized in your closing of your Fremont real estate.
Below are some things you really need to bring with you to the closing on your Fremont Home:
* Photo ID, either a driver's license or passport.
* A cashier's check for the down payment and closing costs. Personal checks are not acceptable. A cashiers check is the same thing as a certified check, so don't let that little detail confuse you. You can get them where you bank or at a credit union. It's best if you have the check made out to YOU. Then when you get to the point in the closing where you need to hand over all that hard-earned money, you can simply endorse the check and you're all set.
* A hazard or fire insurance policy ready to put in place upon closing. If you're paying cash you don't HAVE to have insurance at closing. Whether you have insurance is up to you when you pay cash, but c'mon. You need insurance, don't you? If you're financing, your lender has probably required that you verify the fact that you have taken care of your property insurance BEFORE you get to closing.
* If you're the buyer of this Fremont real estate, you get to go first. You'll go into the conference room with the closing agent and your Fremont real estate agent and sign a big stack of papers. Limber up that wrist for lots of signing. Most closing agents are very good at explaining each and every document, so feel free to ask questions. You should realize that most of the documents you sign are standardized documents. Everybody pretty much signs the same type of forms. Check for accuracy of course but don't feel like you have to read every word on every paper. If you're one of those people that MUST read everything, you should contact your Fremont Realtor prior to closing, or contact the title office to be provided copies of the documents ahead of time. That way you can read them the night before in the comfort of your home without time constraints.
Many buyers think that they will receive the keys to their new Fremont homes when they go in to sign and pay their money. Many times that is exactly what happens. If in your offer to purchase it was agreed that you would have possession of the property at closing, then you'll get the keys. You should know this already and there should be no surprises. But when you are buying Fremont foreclosures or bank owned homes in Fremont Ca, there is very often a couple of days provided to the lender/seller to review the documents. They call this "closing in escrow". Until they sign everything, including the deed, you aren't supposed to have the keys or possession of the property. So plan your moving date accordingly. Check the possession date on your contract.
