There a many myths concerning Realtors® in the Pekin Real Estate market. This is the first in a series of those myths and food for thought for buyers and sellers in the Pekin Real Estate market.

Myth #1-I should list my house with the Realtor® that has the most listings.

While this may seem like a no brainer at first. Let's take a closer look. There are many reasons to explore as to why this Realtor® has listings. Yes, while they may be a competent Realtor®, they may also utilize these stategies in obtaining listings.

#1 Reducing Their Commission

When was the last time you asked for a reduction in the fee that your doctor or dentist charges you for a service ? If the Realtor® is so easy and quick to discount their commission, how hard are they going to fight and negotiate for you to get the highest price for "your" house ? Hire a Realtor® that will work diligently to get you every dollar !

#2 Shooting You a Higher Price-Then Ask For Price Reductions

While a higher listing price may be music to your ears, buyers in today's market are very conscious of current market pricing and conditions. Make sure you're Realtor® is backing up their pricing recommendations up with hard facts not gut instinct. Ask them to see CMA's of recently sold homes that compare to yours. Ask about current days on the market, market saturation and houses that are on the market that will be competing with yours. Homes that are overpriced quickly become stale. Price it right !

Finally, hire a Realtor® that has the time to devote to the selling of "your" home. In spite of what they say, Realtors® do not work 24 hours a day. If the Realtor® is buried in listings, how much time do they really have to concentrate on the marketing of "your" home ?
