I received two comments over the weekend asking for clarification on where the best buys in Charlottesville were?  I have written about special deals at Lake Monticello, highlighted opportunities in Glenmore, and commented on distressed sales in Earlysville, Forest Lakes, Northfields and Belvedere.  So where ARE the Best Charlottesville Home Buys?

Well, the answer is as varied as time, location, and each seller's particular circumstances allow.  That's why "The List" is up-dated twice a month.

Lake Monticello seems to be ushering in a new breed of resident as many of the original owners are leaving.  Prices have dropped SIGNIFICANTLY, inventory has swollen, and market times have quadrupled.  Perhaps we'll finaly see the elimination of those guard gates, town maintenance of roads, and sale of the golf course to someone who can afford to run it as a viable business--thereby decreasing the burden on residents and helping prop up home values.

Glenmore's values have been severly attacked by the recent economic crisis.  Many of the homes for sale in that gated community have been on the market way too long and many have had to adjust their prices agressively.

Belevedere, the new "Green Home" project by Stonehaus adjacent to Dunlora has had to drastically curb their plans as well as their pricing structure.  New construction in this planned urban development is now starting around the high $200's.

And is Forest Lakes THE place to live?  It is if YOU like it.  I mean Forest Lakes holds its values well, historically, because of its scenic lay-out, location, its schools, and amenities. But even Forest Lakes has seen lengthened market times, and there are several homes on the market I would classify as "deals".

And finding these "deals", these distressed sellers, FSBO's, potential bank owned homes, and foreclosures, is what "The List" is all about.  Charlottesville and Albemarle county have been spared the drastic market drop that other areas of the state and the nation have experienced--primarily due to the strong employment picture.  But there are bargains to be found.
