Staging Tips from Real Estate Expert Chris Griffith:
Begin with the Property being De-Cluttered, Clean, Floors should be in Good Condition and Preferably Neutral Colored Walls. The painted Neutral Colors will appeal to all Potential Buyers, regardless of decorating taste(s), furniture color(s), religion, etc. If you need to Paint then Begin there First.
Staging Tip #1 - Living Room/Den/Hearth Room: Do Not Block Door(s) or Windows and Let in the LIGHT! Position furniture facing a fireplace if possible or place seating for conversation and social interaction. The technology, although may be what you like (Ex. T.V.), is not what is important - The Potential Buyer Purchasing the Property should be Focus #1.
You, as a Seller, should think of moving forward and looking to the future of the New Property you will call Home! Disconnect your personal feeling(s) and think of this as a business.
**Remove Personal Photo(s), family pictures or anything to remind a buyer this is someone else's Home.
Remember: The Potential Buyer Needs to be able to see themselves living there and where to place furniture, etc. to call this Property Home.
Staging Tip #2 - Bathroom(s) : Bathrooms(s) should ALWAYS be Clean! Place accessories where possible - Simple - is best. Clean shower curtain, flooring, squeegee the glass of the shower after bathing to remove streaks, etc. and make sure the
closet(s) show as much space as possible. We all Know there cannot be enough storage space, so remove unwanted or clothe(s) not worn in the last year to show more space or room for shoe(s), etc. The Bathroom(s) should be a place someone wants to go to relax with a nice bath and enjoy peace & quiet from the day, etc.
Staging Tip#3 - Smell: Make sure the Home has a Clean scent throughout the home. Left over cooking smells, pet odor(s), smoke, etc. could detract Potential Buyers.
Plug ins, Scentsy (Wax that is flame-less with No Soot) are a safe option, candles, or whatever you use that is neutral and the scent(s) that would appeal to all are recommended.
Staging Tip#4 - Fresh Linens: If possible, place Fresh Bedding, clean window treatments, Nice Rug(s) (if used). The Better Your Property Shows to Potential
Buyer(s) then the more interest and More Profit (Net to the seller) on the Property at Closing.
Staging Tip#5- Landscaping: Freshly Mulch Flower Beds, Edge and Cut Yard, Trim the tree(s)/Bush(s), place color with flower(s)/plant(s). Place nice pot(s) with eye catching colors to attract the eye of potential buyers when they drive by or enter for a showing. If you have a pool -keep it clean and neatly place cleaning equipment away. Position Outdoor furniture to be a place everyone would want to sit and enjoy entertaining with guests, read a book or just sit and relax.
Think of a Luxurious Hotel or the Perfect Getaway Spot when you begin to Stage. They are usually clean, have beautiful scenery, Great Lighting and is Relaxing - like a Perfect Vacation. You, as a Seller, want the Buyer to walk out of the Property being anxious and excited to call this Property Home and Make an OFFER!
