I often get a befuddled look for homeowners when I ask them what their agent will do this time around that they did not do the last time.

There are many factors that may lead to an expired listing.

The most common factor is the last thing that most homeowners want to hear....PRICE.  If you have had good traffic through your open houses. If you have had a good showing request ratio. But you are still waiting, pacing and praying for an offer....any offer...you may very well be overpriced. If fact, your home may be aiding in :other" homes selling. If you have been at the same price for 3, 4 6 months without an offer....reexamine your price !

Another crucial factor behind a SOLD listing and an EXPIRED listing may simply be EXPOSURE ! 89% of homebuyers begin their search on the internet. Did they find your home ? Or did your last agent put up a sign, slap on a lockbox and post your home in the local MLS and then... fall off the face of the earth. If 8-9 out of 10 homebuyers are on the internet searching for homes....how long can you afford to NOT have your home there ?

The truth is that most real estate agents do not think like a marketer. Find an agent that thinks outside the box. One who is tech savvy and get your home in front of the maxmimum number of potential buyers...both offline and online.
