A young couple visited my office today and asked about homes they could rent to own or maybe work out a lease option.

So I asked them a few questions about their needs and wants.  We spoke for a while about where in Kalamazoo MI they would like to live.  We talked about the Kalamazoo real estate market.

Eventually, I asked why they were considering a lease option or a rent to own process.  They said it was because their credit was "bruised pretty bad" and they didn't believe they could buy a home.  They had a collection for a cable TV account and a collection on a cell phone account.  The total was about $450 in collections.  They said their credit score was about 625 and they had about $1,000 put aside for the home transaction.

Now here's the thing.....

They didn't really want to RENT a Kalamazoo home.  They would much rather BUY a home and do to it as they wish.  They really wanted to OWN a home in Kalamazoo.  They believed a rent to own or a lease option for a Kalamazoo home was their only option because of their "bruised credit" and lack of much cash.

I asked them if they were familiar with Kalamazoo HUD Homes.  They were not. 

I asked them if they realized HUD had programs that allowed them to BUY a Kalamazoo HUD home for as little as $100 down AND give them up to $2,500 towards closing costs or repairs.  They were not.

Because of the HUD programs, these guys are going to be homeowners.  It was the perfect scenario.  Well, maybe not perfect.  If they were a police office, firefighter or EMT they could get a discount of 50%.  THAT would be the perfect scenario.

But this story is going to have a happy ending, I'm sure of it.
