Victorville CA Real Estate - Foreclosure Auctions Part 2

If you plan on attending a real estate auction for a home in Victorville CA one of the first things you should be aware of is the difference between an Absolute Action and a Reserve Auction.  The Reserve Auction is the most common and desirable for the seller and the Absolute Auction is the most desirable for a potential buyer.

In a Reserve Auction the seller "private owner" or "institution" sets a price usually only known to the Auctioneer that is known as the reserve price.  In the majority of cases if the property does not sell for at least that price (the reserve) there will be no sale.  So it becomes the "job" of the Auction Company to create as much interest and hysteria as possible in an attempt to create a "Paraná feeding frenzy"...you do not want to get caught in this without having done some serious homework.  In this type of auction an opening price is just a come on and the reserve in many cases is never hit resulting in "no sale".

The Absolute Auction is a highly desirable auction for a buyer because if a property is sold it usually will go to the highest bidder over the opening price.  Again never assume you simply have enough knowledge to enter an auction without sufficient homework.  The hype and hysteria is what the auction company and seller are counting on to get your price up.

Most Victorville real estate auctions have preview time frames that are a week or two before the auction.  You can usually preview the inside of the property and look at any disclosures, if any, that may be available at this time.  In most cases you will need to make a deposit (refundable if your bid is not accepted) in order to bid at the auction.  You will also have to provide a lender pre-approval or have been qualified thought the auction companies approved lender.  Different auction companies have varying rules and conditions you will need to familiarize yourself with (like using a real estate agent) prior to entering a bid.  Good deals can be found and like most aspect of real estate they need to be sought out and researched requiring time and effort.  Don't expect that you're just going to walk into an auction and be the only one looking for a deal.  For all of your Victorville California Real Estate needs: visit our web site at http://www.HomesOfVictorville.com
