Not much speculation going on these days. Buyer's and Seller's are serious which makes for a fair price for both parties,  Win-Win deals are the norm these days!

A first time home buyer should definitely buy a home this year. A 10% rebate up to $8,000 on a $80,000 home and above is a great deal. The first time home buyer can file an ammended 2008 return and receive their check in a couple of weeks. Investing in a home is much better than seeing the rent money disappear every month.
