Have Sellers Lost Their Minds by Pekin Real Estate Expert brad Barnard
I recently spoke with several home sellers who had their listings expire in the Pekin Real Estate market. Of course, my goal was to obtain an appointment with them to learn their goals for selling and to explain my marketing package behind getting their home sold for the highest price, in the shortest amount of time and with the least amount of hassle. As I prepared for my conversation, I previewed the MLS listing info that their last agent had prepared. To my shock...here's what I uncovered:
Property #1
Days on the Market= 433, No Pictures, No Video Tour. One price reduction. Agent notes of HVAC and water heater are 1 year old. The kicker was, "Hurry...won't last long. Are you kidding me. After 433 days on the market, the HVAC and water heater are NOT one year old AND there is definitely NO REASON to hurry on this one. So what happened ? Seller aggreed that my marketing plan blew away the former agent. Seller admitted it would probably take a change and fresh ideas to get their house sold, BUT they felt they owned it to the former agent because they had spent so much time with the listing. Seller decided to re-list with former agent...same price....NO changes to agent notes in the MLS.

Days on the Market=468, 4 pictures, No Video Tour. One price reduction. Agent notes of sellers are offering $1000 cash back to the buyers with closing by 7/15/2011. Umm, Mr & Mrs Seller & Super Agent...7/5/2011 has come and gone. Is the cash back still on the table. Is cash back even allowed by a lender. Has anyone checked the MLS agent notes since they were entered ? Hello, is anyone out there ? So what happened ? Sellers decided they should relist with their former agent because she was their neighbor. Brilliant !

Days on the Market=78, ok pictures, No Video Tour. This is one of my favorites. This agent is from out of town and probably came to the house to place a lockbox, slam a yard sign into the ground, snap a few pics and be on their way. No plans to return because well....it's quite a drive back to this house from their office some 30-40 minutes away. You can always tell when an agent is from out of town becauae they come up with great directions on getting to the property...IE
Directions; S ON 14TH*R@KOCK@L@DEERFIELD*RATFAWNRIDGE*R2BUCKHAVEN*L@MEADOW
Hey, I live in the same city as this listing and I might get lost following these directions.So what happened ? Seller hasn't decided yet. Probably stick with the same agent since they are so familiar with the house. Again....brilliant.
So, have sellers lost their minds. Albert Einstein once said that the definition of insanity is doing the same things over and over and expecting different results. Seems to make logical sense.
