A recent conversation with my in-house lender revealed that buying a home is very much like planning a wedding - everyone has an opinion and, depending on whether it's your first, second, or third home, those opinions and your outlook on the process may vary greatly. 

Potential buyers today are stressed about the market.  They hear, and believe, that if they buy too early (or too late) in relation to the "bottom" of the down cycle curve, they miss out on the best bargain.   Unfortunately, we don't know where the "bottom" is until the market starts tracking up again.  Know this...  if we're not there yet, we're pretty darn close!  Regardless of the ceremonial details - a small change in interest rate, or a slight reduction in price -- a buyer who plans to stay in his new home for more than 5 years, is likely going to do well gaining value over today's prices, and building equity.  So, remember, whether it's a wedding or the purchase of your next home, plan for the long-term relationship and you'll be fine.
