Avoid a Closing Nightmare
There are literally hundreds of items that can and do go wrong that can foul things up. Some can be resolved, but some are deal killers.
There are a variety of people that we must rely on to do what they are supposed to do in order to achieve a successful transaction. These include: Buyers, Sellers, Other agents, Escrow, Title, Lenders, Inspectors, Appraisers, etc.
If you want to avoid a closing nightmare here are some tips for you:
- Try to DELAY ANY LARGE PURCHASES until after your loan closes.
- Don't close any accounts
- Don't take any Cash Advances on your credit card(s)
- If your loan approval requires you to pay off any bills, DO NOT PAY THEM OFF YOURSELF, CONTINUE TO MAKE ROUTINE PAYMENTS UNTIL YOUR LOAN CLOSES.
- Don't quit your job.
- Inform your mortgage consultant if your existing loan will be transferred to another lender prior to the closing of your new loan
- Don't allow any additional inquiries (credit checks) on your credit
- Do continue making ALL of your payments as agreed, especially your mortgage even when you are refinancing your loan.
- Return any documents the escrow company sends you right away
- DO NOT MOVE ANY MONEY AROUND UNTIL YOUR LOAN CLOSES.
