Why rent a home in Lethbridge? There are a number of reasons really, here are just a few: because you don't have the money for a downpayment, you are worried about maintaining a Lethbridge home, you are worried about the value of your home decreasing, you're not sure how long you will be living in Lethbridge, or you simply are too nervous for all those reasons.

There are a great number of people who stay out of the Lethbridge real estate market for any number of reasons, and many of them are good. A lot of young people are going to school and simply can't afford a mortgage, never mind the liabilities associated with owning a Lethbridge home. Poor credit is another reason some people can't buy a Lethbridge home. There are a number of good reasons not to buy a Lethbridge home. One of my jobs as a Lethbridge real estate agent is to ensure that those who are staying out of the Lethbridge real estate market are doing so for the right reasons.

For example

If you don't have money for a downpayment saved up there are a few options you can consider:

  1. can someone in your family lend you the money? The money can come from another source if there is no legal and contractual obligation to pay it back.
  2. do you have money saved in an RRSP? You can borrow that money tax free if you are considering buying your first home.
  3. start an aggressive savings plan. You'll be surprised how much money you can save once you've set your mind to a goal like purchasing a Lethbridge home

Are you worried about the costs of maintaining a Lethbridge home:

  1. a new home is relatively inexpensive to maintain. In most cases you'll have five years of warranty and won't have to worry about anything
  2. older homes typically cost around 1% of the total value of your home to maintain each year

Are you worried about the value of Lethbridge real estate decreasing?

  1. real estate is a stable investment. Lethbridge real estate has maintained it's value consistently over many years. If you are planning on holding onto the Lethbridge property for more than a year or two, there's a very good chance you'll see a return on your investment.

If it appears that you qualify for a mortgage, can get your hands on a downpayment and the minor maintenance costs, there's a good chance that buying a Lethbridge home is a good investment.
