Lake Carolina - Real Estate Market Report
As a real estate consultant and resident of the number one community in the Columbia SC Real Estate Market, Lake Carolina, I am always keeping an eye on the market activity of our community.
The raw numbers for the month of September 2008 are below but I'll break them down for you. First off, as the community still has new construction houses available, that tends to skew the statistics. There are 84 new construction houses listed in our local Multiple Listing Service (MLS). I know there are also a few additional new houses that are available but not listed.
Based on the number of closed sales versus current listings, we have about 10 months of available inventory. Taking in consideration closed sales and houses with pending contracts, we have about 6 months of inventory. Not bad numbers considering that the national numbers indicate there are well over a year's worth of inventory on the market.
So we are beating the pants off the national averages here in Lake Carolina.
