I’m a farmer as well as a Realtor here near Greeley, Colorado.  If you are a farmer and farm for a living I’m quite sure you already know what you are looking for you just need some eyes and ears to the ground to know if there is a good property on the market or coming on the market at some point. 

This story is more for those people that want their own little piece of the country.  Here’s a couple of questions to ask yourself before running out and buying property.

Do I know how to care for more then 1 acre of land?  I ask people if they want more then an acre of land if they are willing to invest in a small tractor to care for the weeds that are going to grow on their property.  I hate seeing a country property overgrown with weeds and so do the neighbors.  I’m dealing with a deadbeat big city attorney investor owner of the farm next to ours that just lets the weeds grow then the wind blows the seeds into our fields. 

Do I know about water rights in the country in Weld County?  If there is a ditch, river, creek going through the property you can’t just put a pump in it and use that water to irrigate your property.  You’ll get in trouble pretty quick doing that as that water is owned by someone else. 

Do I know how the water and sewer system works for a small Colorado acreage?  Typically you will have either a well, district water and a septic system.
