What things should you think about before buying a home in Greeley Colorado?  Well first off you should find out  where you stand in getting a mortgage.  Quite a few times I have people call me or contact me saying they want and can buy a home if the payment is under $1000 or something.   Well that's fine and good if you think you can afford a payment like that.  You don't need to convince me.  But you will have to convince a lender of this in order to get a loan.  They look at things like your job history, credit, debt, longer term income prospects and such things.  If you have to much debt even though you could afford the $1000 a month payment the lender might not agree so then you won't get the loan.  The same thing goes if your credit isn't good.  Also consider there will be an insurance and tax payment as part of your payment.  Also remember there are costs to getting your mortgage.  This could be paid by a seller if the seller would agree. 

The next thing is determining your needs and wants.  How soon are you looking to buy?  Is what your going to buy a hard find?  For example you want a 4 bedroom home on 2 acres under $200,000.  In the Greeley Colorado Real Estate market those types of properties are available.  Just not many and if they are good they don't stay on the market long. 

The same goes if you are looking for a good foreclosure property under $115,000.  If they exist and are good quality they don't last but a few days.
