Home Buying Trends - Alpharetta, Georgia Real Estate
In speaking with a local builder this week, I learned he is READY TO BUY real estate in the North Atlanta area! He's buying now because he feels that we have hit the bottom of the pricing curve, and that the best properties may not be around very much longer, as the buying public and industry professionals begin to scoop them up.
This coincides with a May 20, 2009, Wall Stree Journal article: A Bright Spot in Down Housing Data. Highlights include:
Single-Family home construction rose 2.8% in April after also rising slightly in March. This adds to evidence that residential New Construction has begun to recover. New construction is often a "leading indicator" to forecast the direction of the industry. Building permits for single-family homes rose 3.6% which is a good indicator for where May is heading. Builders are building at lower price points (smaller homes, less features) to hit the sweet spot of the local markets. There is still a large inventory of vacant resale homes, so there will continue to be downward pressure on resale pricing.
