What is this MLS thing that people talk about when talking about where to find a home for sale in Greeley Colorado or Weld County?  It is the Multiple Listing Service (MLS).   Check out the video below for a quick idea on what it is.   Then afterwards I'll explain more about the Greeley Colorado MLS and how you can take advantage of it.

The Greeley Colorado Multiple listing service (MLS) actually covers more then just Greeley Colorado or Weld County.  It covers most of Northern Colorado including Greeley, Ft. Collins, Loveland, Longmont, Boulder and many towns and areas in between. 

Can buyers and sellers access this MLS?  In a way you can.  Our MLS system runs a public site at coloproperty.com.  You can search  listings that are on the market.  On my own Greeley Colorado Real Estate website you can find an MLS search running off this same service.  You can directly access it by clicking here.

Is this better then searching on such websites as Realtor.com, Zillow.com, Truilia and other such sites?  Yes in most cases it is.  Realtor.com is slow on updating listings and most listings won't have the full information about the property.  Zillow and Truilia are incorrect some of the time.  Also you won't find every listing by a Realtor on those sites.  Don't get me wrong I think Truilia and Zillow are good sites and have good information.  I blog on Truilia quite often.  You can see those blogs here.  The part of those sites that are  inaccurate are the market condition reports and property valuations.   For example Truilia says the average active listing price for Greeley, Colorado is $219,534.  In reality it is lower then that by quite a bit.   The property valuations are often based of of tax records which sometimes forget to include finished sqft in places like a basement.
