Who gets the furnishings when a home is sold?

It depends. Fixtures, any kind of personal property that is permanently attached to a house and free of lien and are
not leased by the seller such as :

Built in appliances, drapery rods, built-in bookcases, tacked-down carpeting or attached floor covering, a furnace , windows, doors screens, storm doors, light fixture, burglar/fire/smoke alarms ,ceiling fans, blinds, shades,
drapery rods and curtain rods, brackets and all related hardware, pool and spa equipment, solar energy system, attached fireplace screens, gas logs, fireplace inserts , electric garage door openers with controls, outdoor plants
and trees.
Other items than in movable containers such as :
Basketball goals, play ground equipment , storage sheds, mailboxes, wall and or door mirrors,
attached propane gas tank, invisible fencing including all related equipment, lawn irrigation systems and all related equipment, water softener/conditioner and filter equipment automatically stay with the house unless specified otherwise in the sales contract.

But anything that is not nailed down is negotiable.This most often involves appliances that are not built in such as:

Washer, dryer, refrigerator, freezer ,although some sellers will be interested in negotiating for other items, such as a piano, pool table , bedroom sets, living room sets etc...
