When thinking about selling your home the first thing you want to know is of course what price could I get for my home in Greeley Colorado.  There are various things to consider.   The first thing is to consider your motivation for selling.  Are you looking to sell your home within 30 days or are you just seeing what the market will bring you without a concern of when.   These motivations will help detirmine the price you will set on your home.  An appraised value is the value of the property, but not what it will sell for within 30 days or so. 

Here are other things to consider as well.  What is the condition of your home compared to other homes like yours in the area.  Is your home the smallest or largest home in your area?  What are other comparable homes selling for in my area.  What are the competing homes that are currently on the market and what are their asking prices. 

Also what features does your home have that will help or hinder it from selling.  For example does it have a large lot, corner lot, large garage.  One thing though to remember.  Not everyone wants a large lot or even a larger garage.  A friend of mine has a home on a large lot and it has an absolutely huge garage with enough room for an RV and two cars.  We put his home up for sale thinking that the huge garage would sell it in addition to the larger lot.  Turns out the majority of the people that I personally showed the home didn't care about the garage and didn't want such a large lot.  So those things weren't as huge of a selling point as we had thought.  For myself and my friend those would interest us in looking for a home.  In fact those two things are the reason why my friend bought the house in the first place.
