How Good Is YOUR Timing? 3 Important Reasons NOT to Time the Market

People often wonder when the best time to buy a home is. Quite frankly the best time to buy your new home is NOW, however most people will ignore this sound advice and want to try to time the bottom of the market and then buy a home. It's an understandable idea and here is some of their logic.

1.  If I buy now, the market may continue to drop and I will lose my hard earned cash deposit.

2.  If I can wait just a bit longer, I may end up with more bang for my buck.

3.  If I sell now, I can get out before it drops even more, rent for a while, then buy at the bottom.

Well these all sound like logical courses of action and they may very well be.

Unfortunately, they all hinge on a simple fact that is, in most cases, not probable or even possible. To succeed, you have to be able to accurately time the market.

Problem is this: most people don't have that ability. In fact, most professionals don't have it either. So what do I suggest?

I certainly recommend that you do your homework and analyze market trends. Once you have all the information, you're still going to have to take an educated ... GUESS. And everyone knows how guesses work.

BOTTOM LINE: You have to be EXTREMELY LUCKY to get it just right.

And if or when you miss it, three facts will make it more difficult for you going forward:

1.    When the market changes direction, you are not the only one who notices everyone will start buying and compeating for the same homes.

2.    When the market changes, it's already too late.

3.    When the market changes, buyer incentives change.

And it all happens VERY quickly.

 

 

So if you are in the market to buy a home remember, good loan programs for buyers are designed to get the market going. As soon as it catches fire and home sales start picking up, those loan programs often will disappear because they're no longer needed. Buyer incentives given by new home builders also disappear. Sellers are no longer willing to pay buyer's closing costs, points or give credits for anything. With increased sales homes start to disappear from the market, causing multiple offers on homes the most desirable homes. This soon starts driving prices up beyond entry level buyer's capabilities. Before you know it, it's a sellers market..

Again I say it all happens VERY quickly.

So ... don't get caught. Figure out why you are buying a home. If the loan rates and programs are favorable, the price is right, and it's a buyers' market then NOW is the right time to buy. Remember this:

Time in the market is more important than timing the market.
