Is the Foreclosure Market in Greeley Colorado slowing down? By Agent Marc Oster
Are foreclosures slowing down in the Greeley Colorado Real Estate Market?
Here are some quick statistics. In May of 2009 137 properties were sold at the Weld County Trustee foreclosure auction. 6 months prior to that in November 2008 at the Weld County Trustee foreclosure auctions 112 properties were sold.
More properties were sold at the Weld County Trustee foreclosure auction in May 2009 then 6 months earlier in November 2008. But keep in mind November was when we were in the beginnings of all bank bailout mess. At that time the lenders weren't foreclosing as much due to the fact they didn't know what the government was going to do next.
Let's compare May 2009 and April 2009. In April 2009 131 properties were sold at the Weld County Trustee foreclosure sales and as said above 137 were sold at the Weld County foreclosure sale. One must note also that April 2009 had 5 sale dates not the usual 4 sales dates.
This data came directly from the Weld County Trustee's website.
When I say properties that sold this includes all kinds of properties in Weld County. Subdivisions, Land, Houses, Income, Commercial. Everything.
Let's examine home many foreclosed homes actually sold on the Northern Colorado Multiple Listing Service in May 2009 and April 2009. This just includes the Greeley/Evans real estate market. And only includes single family homes and attached dwellings. In April 2009 53 bank owned homes were sold. In May 2009 51 foreclosed homes were sold.
So in summary foreclosures in the Greeley Colorado Real Estate Market and Weld County have not really slowed down.
