First thing to do is, work with a agent who can actually close a short sale. Don’t be fooled by self proclaimed “Short Sale experts”. There is no special license, recognized designation or training required to do a short sale. Most agents who are listing short sales now are doing it because they have no other business.

I have worked with a couple of companies who close a lot or short sales, one company has been negotiating them for over 20 years. Funny thing is I have not heard either one of them calm to be an expert. One thing I have seen though is they do close them.
