Charlottesville, in Albemarle County, Virginia

According to our local MLS, in the entire county of Albemarle, there are currently 748 Active Listings ranging in price from $94,900 to $18,000,000, this includes all detached homes and farms.

Since January 1st of this year a total of 627 properties have changed hands:

396 detached homes and farms with prices ranging from $34,000 to $7,200,000, with the median sales price at $352,000 and average days on market (DOM) being 121.

231 attached homes and condominiums sold in that same time period with prices ranging from $54,000 to $1,050,000 with a median price of $214,900 and average days on market 83 days.

Employment in and around Charlottesville remains fairly strong with NGIC, Sperry Marine, GE Fanuc, Martha Jefferson and The University of VA Hospitals, the University of Virginia, and State Farm, to note the largest.  This is the main reason we have been shielded from the worst of the national financial crunch.

I have been privy to some great buys, this year.  Every contract I've worked to closing has seen not only large price reductions, but substantial seller concessions, too.  And along with historically low interest rates and the governments $8,000 tax credit, you can see why buyers are so happy.
