8 STEPS to Renting a House in Kingwood Texas
STEP #1
Llocate the house you would like to rent this can be accomplished by searching the MLS for available properties. Below is a link to all listed MLS properties in Houston and Kingwood Texas and surrounding areas.
This search allows to search by homes that are either for sale or lease.
You will need to either click BUY or LEASE. Then you can narrow your search by price, zip code, number of bedrooms, or by square footage.

STEP #2
Is to go look at the house or houses you are interested in. You can do this by contacting any Realtor. Any Realtor can show any property listed on the MLS. Once you have located a Realtor that you trust you can arrange a time that he can show you the property you are interested in.
STEP #3
Is to fill out an application almost all the houses listed on the MLS will require a standard application for every individual over the age of 18 that will be living in the house. You can obtain an application from the Realtor who shows you the property.
Most properties will also require a credit report and an Application fee. It varies what landlords are looking for in credit reports but most of the time they are not looking for perfect credit but that there is a history of that person making payments. If you don’t have perfect credit that doesn’t mean you can’t rent a home. Often times a letter of explanation or previous rental history can overcome a credit history with some blemishes. Other times being able to make a double down payment can help also.
STEP #4
Many times but not always providing your own credit report can get the application fee waved. This can save you $25-$50 dollars per applicant depending on the cost of the application fee. A free credit report can be obtained from https://www.annualcreditreport.com/cra/index.jsp
STEP #5
Once you have filled out the application and have a credit report you will need to email (Bryan@BryanFagan.com), fax (281-605-5030), or call (281-318-1455) your realtor to arrange a time to meet to give him those documents.
STEP #6
After your Realtor has the documents he will submit them to the Landlord to review and normally a decision is reached within 24-48 hours.
STEP #7
If a favorable decision is reached the next step will be to sign a lease. At this time you will normally need to also have the First month rent ready and the deposit. If you are moving in the middle of the month you will still normally have to provide a full first months rent. The following month will normally be prorated to reflect the fact that you moved in during the middle of the month.
STEP #8
Once you have moved in your realtor will also normally provide you with an inventory and condition form. This is a form that you fill out with any problems you discover with the house. This protects you from being accused after you move out that you caused the damage of an existing problem. This also serves the dual purpose of informing the landlord of any problems that he need to be fixed.
