This has been a very good summer for sales in Cape Coral, Florida. Sales of single family homes in June 2009 are up 68% from June 2008. Comparable sales in July 2009 are up 55% from July 2008. Sales up to August 25, 2009 are up 25% from the same period last year.
In the month of August 2009, home sales under $200,000 accounted for 2/3's of the total sales of single family homes. Over half of the sales were from cash buyers. The lower prices combined with first time buyer incentives are the reason that sales are up. Generally, sales taper off in the summer and that is what has happened this year. I'm looking forward to seeing what September will bring.
These sales are'out of season' sales. Normally, the summer months are the best months of the year in other areas because people generally move when the kids are out of school. Since we have more retirees and investors, our sales reach their peak 'in season' which starts in November and ends in March. I can't wait until season.
