First time Homebuyers show know that they are running out of time to get the FREE Government money.  This is your very own stimulus package but it will expire if you don't act on it by November 30th.  Time is running out... 

In Cape Coral, it takes an average of 4.1 contracts to get an accepted contract.  Many first time homebuyers get frustrated with the process but the fact of the matter is that in the price range that most of them are looking at, there are investors that are paying cash for these houses.  Cash wins!  As a matter of fact, in the under $120,000 price range, we are seeing multiple offers for the homes that are in good shape and the offers are above the asking price.

There are exceptions though to the process.  Fannie Mae has now instituted a process for Fannie Mae owned homes that will be open to only buyers that will use the house as their primary residence for the first 15 days that the home is listed on the market.  After this 15 days, the investors can jump in.  This change was instituted to give the people looking for a primary residence a chance to purchase a home.  I had one couple that put in 5 contracts before they got an accepted contract and they had to offer over the asking price.
