I haven't blogged lately about the statistics of the Greeley Colorado Market. Let's have a look and see what the real estate market in Greeley Colorado was like in August 2009.
The information from this report was gotten from the IRES MLS system. It covers Greeley and Evans zipcodes of 80631, 80634, and 80620. It doesn't take into consideration any for sale by owner sales or other MLS system sales. The properties are just residential and attached residential lisitngs. No income, no commercial, or land properties.
In August 2009 there were sold 126 homes sold in the Greeley/Evans area. The average sales price of these 126 homes was $146,115. The average days on the market for these homes was 110 days. The median sales price was $131,900.
Out of these 126 homes 31 one of them were bank owned/foreclosure/HUD properties.
We will compare these statistics with July 2009 and also one year statistics of August 2008.
Compare 126 sales in August 2009 with July 2009.
In July there were 169 homes sold. Those homes had an average sales price of $156.222. An average days on the market of 117 days. Of those 169 July 2009 home sales 40 of them were foreclosure/HUD sales.
Compare the 126 home sales in August 2009 with August 2008.
In August of 2008 there were 142 home sales. The average sales price was $159,731. The average days on the market was 118 days. Out of those 142 sales in August 2009 there were 54 foreclosure sales.
Really when comparing these statistics the market isn't all that much different. Less homes were sold in August 2009 then in July or even the year before. But the days on the market are less.
Currently there are 883 homes on the market in the Greeley and Evans market place. 70 of which are foreclosure listings.
It does appear from these statistics that the Greeley Real Estate market doesn't appear to be foreclosure driven like in other parts of the country. In my experience this last summer the foreclosures move of the market rather fast if they are priced well. As do owner resale homes.
So ask me if I think it is a good time to buy real estate in Greeley Colorado? I really can't honestly give a good answer. I feel that we are still in for bad economic times very soon, but that's just me. From all other indications and from what the media says then yes it is. I don't tow the National Association of Realtors line that all times are good for buying real estate. I go with what I think. Prices are good now. Better then since I started selling real estate in 2000. Credit isn't as easy as it was in 2006, but that's a good thing. But what does the future hold. One can't be sure in these uncertain times.
