With the first day of December dawning, let's recap Charlottesville Virginia's November market activity.

There were 44 properties that sold in the month of November in Charlottesville and Albemarle County, Virginia.

Average list price: $530,690

Average sales price: $492,559

Average days on market: 98

Cheapest property: $110,000

Most expensive property: $7,000,000

Average per square foot: $223.89

Yes, 4 of these were bank owned properties, but for the most part, the Charlottesville and Albemarle County real estate market is still strong.  In fact, sales data from the Charlottesville Area Association of Realtors shows this current market is comparable to 2005 market statistics.

Buyers can expect on average a 5% play  from list to sold price.
