Does the "Buy and Hold" Strategy Work in Westfield New Jersey? How to Know if Your Property Will Go Up in Value, by Peter Jordan, Westfield New Jersey Real Estate Expert

The "buy and hold" strategy is a tried and true investment strategy. However, the one thing you must be sure of when you're using this investment strategy is that you have to be sure your property's value will rise. Here we'll cover some of the key tenants to making a good "buy and hold" property purchase.

First, it's important to realize that property values fluctuate. The right time to sell may not come for some time. If you're going for the "buy and hold" strategy, it's optimal to have the financial means to hold the property for at least 10 years. That way, you can really wait until your property is prime for selling before you let it go.

There are several kinds of properties that tend to increase in values faster than others. These are homes near financial districts and homes in an area with heavy remodeling or home building.

If you purchase a buy and hold property near a business district, you're much more likely to see an increase in your property values. Why? Because as the economy improves, more and more people will get jobs in that area and the demand for homes near business districts will increase. Thus, by purchasing homes near business districts, you’re more likely to buy a house that will increase in value.

Another factor that can speed up appreciation is areas with heavy building or remodeling. Once the remodeling
is complete and the neighborhood looks exceptional, property values will tend to increase quickly. A very profitable strategy is to buy homes while the neighborhood is in remodeling or building and looks "ugly," and then sell when the neighborhood becomes more popular.

These are some of the key steps and strategies to successfully investing in "buy and hold" properties. Buy near areas that are likely to appreciate and be sure you can hold out until it’s the right time to sell.
