 High Desert Real Estate Market Foreclosures are not Always a BargainInvesting in bank owned foreclosure properties may seem like the way to get a bargain these days but just because a property is being sold at a bargain price doesn’t necessarily mean it is a good buy.  The number of foreclosed properties has increased substantially over the past year and they will most likely continue well into late 2010 and 2011. It is important to remember that the banks and lenders must and need to sell these properties.

 

What does this mean to you? Cash rules!

 

For buyers that require financing, get started early. If you find the right property and then start to get your finances in order you are most likely going to lose it to someone that is already prepared.  The banks are going to sell to the quickest and best offer they receive.

 

If you are an investor there are two factors you must consider: Location, location, location and condition, condition, condition. Just because a property is cheap does not mean that it will make a good buy.

 

Is the location a good one?  Remember that location matters, whether you will be living in it or not.

 

What is the condition of the house? How much work is it really going to take to get the home rentable or ready for resale? When it comes to foreclosures the property inspection is critical and buying sight unseen, well…you be the judge.  Do your due-diligence and find out everything you can about the property before buying it.

 

Buying a foreclosure property can be a good investment but it can also be a risky if you don’t take the right steps. Do your homework to ensure a successful purchase.
