Fall In The Charlottesville, VA Real Estate Market
Wow! I think my blood has thinned from my cold-loving Yankee days to being now a true-blue Southerner. Here it is November 4th and I'm wearing a ski parka and gloves this morning taking my kids to the bus stop! It's only 33°, I think we got a frost last night with that enormous full moon and perfectly clear sky! The fall colors are in full regalia, and the leaves are flying with the fall winds.

After a wet and cold Halloween that kept activities pretty sedate, we put the clocks back this past weekend and now set our sights on up-coming holiday planning and family visits (with gas prices @ $2.60/gallon). I think many of our family will be flying into Richmond this season because it's still cheaper than flying into Charlottesville, sigh...too bad because the C'ville airport is so nice to fly into!
We had local elections yesterday. Interesting how the Republicans took all major seats, even replacing a very popular Democratic governor, after Obama won the Presidency last year. Of course, Virginia hasn't gone Democratic since 1964.

Here in the Charlottesville, VA Real Estate market, Home Buyers don't seem to be particularly motivated by the $8000 tax credit. In fact, more often it seems they're motivated by getting a good "deal" on a property. Prices still haven't dropped by an amount I would consider major--in fact, in Forest Lakes the difference between asking price and sale price is only around 4.5%. That's not to say there aren't good buys in this market. There are good buys in ANY market. But it seems the prevailing mode of operation is to move slowly, look at many properties, and when finally going to contract, asking for large concessions from sellers. Sometimes it works, sometimes it doesn't. But, like I said, it doesn't seem to faze today's buyers either way.
