Although you hear all the gloom and doom stories of the real estate market there are still homes selling, just not at the levels in the past.  The buyers have much more to choose from and more negotiating leverage with sellers requiring seller to become realistic about their home listing price.  The most activity from buyers is in homes under $300,000.  If a buyer can afford a home in the upper price ranges they can get a great deal now as many investors over-built in upscale homes leaving brand new and newer homes with a glut in the market.

Salt Lake County  73% of single family homes sold in last 30 days are under $300.

Currently there are 6385 Single Family Homes listed for sale in Salt Lake County and only 53% of them are $300,000 or under.  The average days on the market for the homes $300,000 and over are 113 days while those under $300,000 the days on the market are 88 days. 

So you are especially in a good position if you are looking to move up in homes and your current home will sell under $300,000.  There is a lot of inventory for you to choose from at very favorable dollars/square foot.
