"I've Got a Gal in Kalamazoo"

Joel Nelson January 4, 2009, 12:27 pm, by Joel Nelson

YES, there really is a Kalamazoo!  Originally an American Indian name (some say the Potowatami tribe, others say it was the Chippewa)  given to the area meaning reflecting waters, or boiling water in the valley.  But nobody knows for sure.  Authors and poets have used the name Kalamazoo in many of their works, most notably Glenn Miller in his song from the 1940s. Kalamazoo, MI has been known as the Celery City because so much celery was grown in the black soil of the...

SW Michigan Real Estate Stats 2008 vs. 2007

Joel Nelson January 3, 2009, 6:20 pm, by Joel Nelson

Home Sale Statistics for SW Michigan The reality is very different from what is portrayed in the media.  While it is true, in 2008 there were fewer homes sold than in 2007, the difference is not all that great. To be specific, in the Greater Kalamazoo Area in 2007, there were 3,971 single family residences that changed hands. In 2008, there were still 3,785 closed sales for single family homes!  That is less than a 5% decline in sales year over year.  "Are there still people...

Making an offer on a bank owned home, part 1

Joel Nelson January 3, 2009, 5:06 pm, by Joel Nelson

Making an Offer on a Bank Owned Home in SW Michigan, Part 1   I'd like to help take the stress out of buying a bank owned home in SW Michigan, especially Kalamazoo or Portage, MI.  You may be hearing the terms; bank-owned, foreclosure, REO Property, corporate owned.  Well the good news is they are all the same thing.  HUD Homes are a bit different, we'll get into those another day.  Short sales are a different animal as well.  Short sales too will be...

Garland Texas Real Estate in 2009

Cindy Dunnican January 2, 2009, 8:25 am, by Cindy Dunnican

Here's to 2009!  We should all be thankful that we live in the DFW metroplex.  It is the most vibrant and resilient market in the country.  Not to mention the incredible home values we have maintained  versus the other major cities in the country.  I am certain you have either heard or read about the decline in home values across the country.  Most areas have experienced double digit declines, with some areas hitting 36%.  Can you imagine losing 36% of your...

It's 2009 : Mortgage Loan Limits Fall As Scheduled In "High-Cost" American Cities

Spiro Hishmeh January 2, 2009, 6:36 am, by Spiro Hishmeh

As part of the Economic Stimulus Act of 2008, Congress authorized a conforming loan limit increase in "high-cost" areas around the country. Versus the national conforming loan limit of $417,000, for example, a Manhattan home buyer could secure a 2008 mortgage for $725,000 and still be within "conforming" guidelines. Effective January 1, however, those limits rolled back.  Conforming mortgages in the 59 designated high-cost regions are now capped at $625,500.  In...

HUD Homes are a great choice to buy an Indianapolis foreclosure

Dan Rosenberger December 28, 2008, 8:56 pm, by Dan Rosenberger

There have been several recent articles in Central Indiana newspapers about Indianapolis foreclosed homes.  Unfortunately many people have found their homes in foreclosure in recent years.  With a large supply of forclosed homes, many home buyers are looking into buying a bank owned foreclosure to buy a discounted home.  HUD Homes are one way Indianapolis home buyers are using to buy a foreclosure. Central Indiana Home buyers are finding some distinct advantages to HUD...

Charlottesville Virginia Real Estate-Buying A Charlottesville Home

Fulton Gaylord December 26, 2008, 5:18 am, by Fulton Gaylord

Mike Platt, my Senior Loan Specialist with MetroCities, recently sent me the following information pertinent to the Charlottesville Virginia Real Estate Market:   "I keep hearing on the news that in order to purchase a house it now requires 20% down.   For single family primary residences this is simply not the case, and it is important to let your buyers know the facts.   Right now in the Charlottesville area, the 3 main types of low down payment loans being used are,...

Gardens / Parks in Florence - 2 - Tuscany - Italy - Other three gardens / Parksin around Florence

paolo tomasini December 23, 2008, 11:27 pm, by paolo tomasini

Summer gives me a thirst for greenery. When the scorching sun bounces off the buildings and roads get warm enough that high-heeled shoes sink into the pavement, there is nothing like seeking refuge among lemon trees and cypresses, taking in the chirruping of birds and the twinkling of waterworks, breathing in the mingling scent of grass and sun-caressed flowers. There is no shortage of magical gardens in Italy but those around Florence have special appeal because they are the verdant...

More Testimonials

Joel Nelson: I wanted a Real Estate web site to promote my new business but I wasn't satisfied with the sites provided by my company. In addition to my main web site, I had decided I wanted to create small one page web sites for some of my listings. I researched numerous Real Estate web site providers and listened to suggestions from fellow agents. I finally decided to go with Busy Agent Pro because I can have multiple full web sites, an unlimited number of lead capture sites and even create single property sites.

Julie Souliere: Thanks so much for all your help on the two webinars you conducted today. Both were great, and I was able to hear and communicate w/you during both sessions. Just wanted to express my gratitude, as everything is starting to make a LOT more sense. I'm going to spend the rest of the evening making my 1st lead capture page and getting a corresponding campaign set up. I'm suddenly excited about real estate (again)!

Jane Whitby: I started out using the Gold which is an excellent resource for FREE! But I had an opportunity to play in the platinum area for a week and (since I was a computer programmer in my pre RE life) I saw the tremendous value of what was being offered with the platinum membership and for less then the high price I was paying for a different system that will never be equal to the BAP. After you have figured out the parts of the Gold membership get the Platinum, it's a coaching program with unlimited websites thrown in (or visa versa) and so much more. Wow, I wish I had had this when I first started RE 5 years ago.

Mark Tillis: I've been on the site since I signed up this morning. This is so cool! I'm looking forward to the video e-mail addition. I'm amazed.

Leeann Crawford: I just found this website yesterday, by responding to an email I received.  I joined in on the Webinar today and gained information about creating webpages. I am signed up for 2 more Webinars this week. I have watched videos, and played around in the Contact and Campaign areas. I feel excited! I can see that this may be the help I have been wishing for - without even knowing what help I wanted. Thank you for the opportunity to join a community, and system that may well change my life - for the better - for good.

Alisha Dalton: I took at look at some of you BAP websites that you have listed and they look great. I appreciate the helpful information about taking one bite at a time. I am new to BAP but I think that I will be very successful using the systems. Joining BAP has really got me motivated.

Shari Grant: I am a realtor in the Washington, DC area. I am new to the BAP family. I found BAP from doing a google search for a contact manager. I just couldn't believe what I found!!! Not only a contact management, but all the other things that would enhance my career. When I first joined BAP, I was a lurker, going over old posts, reviewing tutorial videos, etc. It's now time for me to get started. I am so excited. Thanks for the advice. I will do one thing at a time.
