Here are some statistics for JUST the month of January of this year--2009.  we're only 12 units off of last year at this time So people are still buying, it's NOT all doom and gloom!

The Real Estate Market in Charlottesville is buoyed by strong employment from GE Fanuc, Sperry Marine, NGIC, State Farm, The University of Virginia and The UVA Medical Center.

Total Properties Sold January 2009: 39
ranging in price from $57,500 to $1,950,000
Average Days On Market was 89 days 
Average Price Per Square Foot was $145.82 
Average Sales Price $358,866

Of these 39 properties sold,
20 were condos or attached homes with an
Average Sales Price for this type of home of $447,739
Average Cost Per Square Foot was $144.79 and
Average Days On Market was 60

19 of these sold properties were single family homes with
Average Cost Per Square Foot of $146.89 and
120 Days On Market. 
Average Sales Price for this group of 19 homes was $470,437.
