SAN IGNACIO, CAYO
BEAUTIFUL RESORT
REDUCED FROM $2,800,000
One of the country’s best known resorts; established for almost 20 years and still providing top class, exciting holidays for tourist visitors to Belize. Ideally located on the main highway just 2 miles from San Ignacio, the inland capital for tourism, the resort is out-of-town whilst still maintaining the advantages of the closeness to a busy and charming town.
The resort sits on 97 acres of beautiful Cayo countryside but an option exists for a potential buyer to purchase just the resort and 60 acres (see below). The 95 acres is all developed land but much of it is purposely preserved in jungle condition to provide for the many and varied jungle trails for hiking or horse riding. This area is also utilised for a ‘natural history’ tour and features include a typical ‘chiclero’ camp and many orchids. There are many species of birds and other wildlife on the land. The whole resort area was once in common use by the famous Maya Indians and it is very common to come across a shard of ancient pottery, or other artefact, lying on the ground.
For accommodation, the resort has 16 deluxe cabins with air conditioning and 9 standard rooms with fans. All rooms have hot water and television, etc. and internet is available to guests. Other buildings include a large restaurant; a bar and recreation room; kitchen and store room; owner’s residence; office and gift shop complex; massage therapy casita and a fitness centre. There is also a swimming pool.
The owner’s house has 5 bedrooms and 3 bathrooms and is very tastefully decorated. Personal furniture is not included in the sale but all of the beautiful cupboards, closets, and other fixtures are sure to please the new owners.
The very spacious domestic area is well landscaped and has many palm trees, bushes and plants. There are also many fruit trees on the property. Water is supplied direct from the town’s system under a very advantageous contract but there is also a well on the property and a 12,000 gallon storage tank.

resorts guests and others, countrywide and to neighbouring
Two 15 seat passenger vans, a Ford pickup and a tractor are included in the inventory and the sale also includes the 20 plus horses and their tack plus several canoes.
The owner has plans for further development of the resort which includes 8 additional air conditioned suites and an expansion of the office / library / gift shop. The resort currently employs over 25 full-time employees, the majority of which have worked at the resort for many years and are fully experienced and trained in the hospitality business. A valuation eight years ago of just the property and the basic buildings which were in existence then, is much ;ower than the current asking price and, considering the sharp increase in land prices and all of the recent additions and inventory of the resort, the reduced price seems to be at a very rgood deal. Alternatively, the owner is willing to sell the resort and 60 acres of land on which it located for US$ 1,500,000.
